Choosing a location / PRACTICAL GUIDANCE
Beachfront, lagoon, island or inland?
Compare the everyday realities behind the view, from access and maintenance to your intended use.
By Properties With Purpose · Editorial review:
The starting point
Choose the setting around the life you intend to lead. These are questions to investigate at the individual property, not ratings of entire communities or promises that one setting is safer, cheaper or more profitable.
Beachfront: investigate the shoreline as carefully as the house
A sea view can be central to the appeal, but the current photograph is only a moment in time. Ask about shoreline changes, seasonal conditions, drainage, storm exposure and maintenance. Obtain site-specific professional advice and insurance terms.
- Visit the shore and access route, rather than judging only the balcony view.
- Ask for dated photographs and records of past storm or water damage and repairs.
- Verify boundaries and any public access, reserve or setback restrictions.
- Do not assume a seawall, dock or other coastal works can be built or expanded.
Lagoon-side: test how you would use the water
Water frontage does not establish navigable access or permission for a dock. If boating matters, investigate the route, depth, seasonal limitations and servicing options with appropriate local professionals. Look closely at drainage and the condition of existing structures.
- Confirm access to the water and rights to existing structures.
- Ask about wastewater arrangements and restrictions on proposed works.
- Check boat storage, launch, fuel and emergency arrangements against your own needs.
Island: put logistics into the budget
Ask how people, groceries, construction materials and tradespeople reach the specific property. A location within a serviced town and a more remote island site require different plans. Visit in a way that resembles your likely daily routine.
- Check the last leg of the journey, including after dark and in poor weather.
- Confirm power, water, internet and backup arrangements at the address.
- Ask who can handle urgent maintenance when you are off-island.
- Obtain realistic delivery, insurance and caretaking quotations.
Inland: verify access and the intended use
Do not treat “inland” as a single property type. Investigate the actual road, drainage, slopes, services and distance to the facilities you use. Land that looks suitable for a home, farm or visitor business still needs legal and technical checks.
- Ask who owns and maintains the access road and whether access is legally secured.
- Inspect terrain and drainage with suitable professionals.
- Confirm connection costs with providers rather than assuming nearby lines mean service.
For every setting, check approvals before planning works
The Department of the Environment operates a screening and clearance process, while the Central Building Authority publishes building-permit requirements. Ask the relevant authorities which permissions apply to your proposed use and works. An attractive location is not evidence of development approval.
