Buying from abroad / PRACTICAL GUIDANCE

Can foreigners buy property in Belize?

Separate property ownership, immigration status and the practical steps of a cross-border purchase.

By Properties With Purpose · Editorial review:

The starting point

Foreign buyers can acquire titled private property in Belize. That does not make every property interest available on the same terms, or give the purchaser immigration permission. Have a Belize attorney verify the particular title and your transaction requirements.

Confirm what is actually being sold

Belize’s consular investment guidance recognises foreign ownership of land. Verify the specific property interest, rather than assuming that every arrangement described as ownership has the same terms. Do not assume a private title, a government lease, a company interest and a promise of future subdivision are interchangeable. The attorney should confirm your eligibility for the specific interest offered and the documents needed today.

  • Ask for the actual ownership instrument and parcel reference.
  • Identify whether you are buying land, a strata unit, shares or another interest.
  • Do not rely on a seller’s description of “ownership” alone.

Plan the transfer of funds and land together

The Central Bank’s current land-transfer guidance requires prior written notice for transactions between residents and non-residents. It asks for identification and transaction details. Your attorney and bank should establish the relevant steps before funds move. Citizenship and exchange-control residence are different questions; a Belizean living overseas should also ask how the rules apply.

  • Confirm accepted payment currency, banking documentation and transfer route.
  • Keep evidence of the source and movement of purchase funds.
  • Ask how future sale proceeds or other outward transfers would be handled.

Treat residency as a separate application

Property ownership is not itself a residence permit. Immigration publishes separate eligibility and documentation requirements. Choose the immigration route that fits your circumstances and verify its current conditions directly. Do not base a purchase on an assumption that buying a home guarantees permission to live, work or run a business in Belize.

Buying from abroad needs a local verification plan

If you cannot attend every step, agree who can act for you and what authority they need. Ask your attorney about execution, certification and any power-of-attorney requirements before signing remotely. Arrange independent inspection of the actual property, not only a video tour.

  • Schedule a live walk-through that includes access roads, surroundings and visible defects.
  • Request dated inspection findings and written responses to your questions.
  • Verify bank details independently, particularly after any emailed change.
  • Decide who receives keys and checks the property after completion.

Choose ownership for your circumstances

Discuss individual, joint or company ownership with independent advisers in Belize and your home jurisdiction. Ask about succession, tax reporting, financing and ongoing administration. Do not form a company merely on a promise that it avoids tax. Use the costs guide to prepare questions for your closing estimate.
